Dilapidations
Combining our skills of building pathology, legal understanding and commercial acumen allows us to provide leading Dilapidations advise acting on behalf of Landlords or Tenants.
Dilapidations is a complex and ever evolving discipline and may require multiple professionals to become involved through to resolution. LarterSmith Associates are able to manage this by acting thoroughly and diligently in inspection, lease analysis, strategy and negotiation and where required combine specialist advise to detail a landlord’s loss or defend a tenant’s liability.
LarterSmith Associates regularly act for landlords and tenants in one off instructions or across large portfolios and are often referred instructions via existing clients.
Schedule of Condition
Producing photographic and descriptive Schedules of Condition which can be inserted into a lease agreement to limit a tenant’s leasehold liability.
Our Schedules are typically very detailed and extensive and in turn are difficult to ignore as part of Terminal Dilapidations negotiations.
Contract Administration / Employer’s Agent
LarterSmith Associates guide our clients through pre-contract matters and due diligence including identification of project risk and contract selection. We specify and tender works to suitable contractors and administer the works on site through to completion.
We typically administer maintenance and repair or refurbishment works to all manner of properties of values through to £1m. Acting as Employer’s Agent on Design and Build projects and we have experience of larger Standard Form projects and acting as the lead professional on full Project Management instructions.
Reinstatement Cost Assessment (RCA)
Accurately assessing and calculating the re-build cost of a property to ensure your own insurers or your Landlord’s insurers are accurately covering liabilities.
Measured Surveys & Plans
LarterSmith Associates follow RICS guidelines on accurate measurement techniques and manipulate either AutoCAD or Revit drawing packages to produce plans/elevations and proposals for our clients.
Monitoring Surveyor
Undertaking thorough due – diligence on developers and their proposals for lender clients in order to establish risk and how best to manage risk as part of development. We typically liaise closely with developers and their design team/professional team throughout the build ensuring key milestones are agreed and met and overseeing valuations and drawdown payments.
Expert Witness
LarterSmith Associates have acted as independent and joint experts on numerous instructions providing reports in accordance with Civil Procedure Rules on a multitude of issues.
We work with a number of leading Law Firms based in Yorkshire.
Party Wall etc Act 1996
LarterSmith Associates provide responsive and proficient advice on the legal process between adjoining owners of property where one owner wishes to undertake works affecting a shared structure or a nearby structure or along a boundary.
Party Wall Surveyors can serve and respond to notices and go on to agree award documents to safeguard owners and their properties.

LarterSmith Associates was founded by Brian Larter and Craig Smith in 2017 and in response to continued positive feedback from clients served by each. Brian Larter
MRICS
Brian qualified as a chartered surveyor in 2003 whilst working for a private practice in Leeds, the city where he continues to live and work. Since this time, vast experience has been obtained in Building Surveying matters involving a diverse range of commercial buildings. Day to day work activities include dealing with dilapidations claims; providing advice on and administering The Party Wall etc Act 1996; providing advice on other neighbourly matters; preparing schedules of conditions in connection with leasehold acquisitions; undertaking building surveys and defect diagnosis; contract administration of commercial projects. Brian is married and has two children to keep him occupied in his spare time, although does enjoy cycling and beer (separately!).
Craig Smith
BSc (Hons) MRICS
Craig qualified as a chartered surveyor in 2006 and since then has worked to develop an understanding on as many aspects of the core Building Surveying skills and competencies as his clients require. This is typically on Dilapidations, Party Wall and Contract Administration instructions. He spent a number of years working in London before returning to his native Leeds. Craig is married and has two young girls to keep him up to date on the latest Disney releases! In his spare time, Craig enjoys football, as long as Leeds United are winning, cycling, music and craft beers.
John-Jack Dagnall
BSc (Hons) MRICS
John-Jack joined LarterSmith Associates in late 2020 after graduating from Leeds Beckett University with a first-class degree in Building Surveying. He successfully passed his assessment of professional competence in June 2023. John-Jack is skilled in landlord and tenant matters, with experience in undertaking maintenance and refurbishment projects for various retail, industrial and Landlord clients. John-Jack spent his formulative years in the south-west of France, where he undertook an apprenticeship in Masonry and Construction before moving back to England to complete his higher-level studies. In his free time, John-Jack is a keen golfer, and spends most of his time either on the course or in the clubhouse, making the most of Leeds’ excellent golf facilities.
Georgina Goodison
Office Manager
Georgina worked in the legal profession for 20yrs before joining Larter Smith Associates in February 2018. Georgina works four days a week in the role of Office Manager. Georgina’s hobbies include reading, listening to music preferably 1950’s music, knitting and nice leisurely walks along the beach. She is a big animal lover, she only has three cats at the moment but would have a zoo if she could.

Tour de Yorkshire
LarterSmith Associates and clients took to the roads of Yorkshire to welcome the riders of the Tour de Yorkshire into Ilkley. We cycled from Leeds to Otley and then onto Ilkley to enjoy the beautiful scenery and buzz of the Tour. Special thanks to Georgina for organising and Sankey Property Maintenance for the bike transportation.
